WDI Inspection in Grand Prairie

Official Texas WDI Reports for Real Estate Transactions in the DFW Area

A WDI inspection is a visual examination of a property’s accessible areas to document the presence or absence of wood-destroying insects and conditions that could contribute to infestation. In Texas, it must be performed by a professional licensed through the Texas Department of Agriculture’s Structural Pest Control Service. At Paragon Pest Control, we perform these inspections as part of our active pest management work in Grand Prairie, which means the team inspecting your property already knows the termite pressures, clay soil conditions, and construction patterns common throughout the DFW area.

We serve residential and commercial properties across Grand Prairie and the wider Dallas-Fort Worth Metroplex. Scheduling includes evening and weekend appointments to fit transaction timelines. Customers consistently note on Google Reviews, Yelp, and Angi that our technicians arrive on time, communicate clearly, and explain findings without pressure.

The Official Texas WDI Report: The SPCS/T-5 Form

After each inspection, we provide the SPCS/T-5, the Texas Department of Agriculture’s prescribed form required under Rule 7.176 for all WDI inspections conducted as part of a real estate transaction. This is the document buyers, sellers, lenders, and agents rely on to confirm what was found and where.

The SPCS/T-5 documents the following:

  • Visible evidence of active or previous infestation by species and location
  • Conducive conditions that may contribute to future infestation
  • Areas that were inaccessible during the inspection
  • Whether a prior treatment contract or warranty is in effect

Our technicians draw a property diagram noting findings by type and location using standardized codes, as required by the form. Before the report reaches any lender or transaction party, we walk through every notation with you in plain language, including the distinction between an active infestation, evidence of a previous infestation, and a conducive condition. A Texas WDI report is typically valid for 30 days, though individual lenders may require a shorter window. The report documents what was visible at the time of inspection and doesn’t constitute a warranty or assurance of complete absence.

Who Needs a WDI Inspection in Grand Prairie

VA loans in Texas may require a WDI inspection as a condition of financing. FHA lenders may require one when an appraiser observes evidence of infestation or conducive conditions, and many lenders operating in high-activity areas like North Texas include it as a standard requirement regardless. Texas state law doesn’t mandate a WDI inspection for every sale, but lender requirements make it a routine part of many residential transactions.

Beyond financing requirements, WDI inspections serve several parties in a transaction:

  • Buyers use the report as a due-diligence step during the option period; documented findings provide negotiating leverage if treatment is needed before closing.
  • Sellers who order a pre-listing inspection can address findings before the property goes to market, reducing the risk of last-minute delays.
  • Current homeowners benefit from periodic inspections as preventive maintenance to catch activity before it becomes structural damage.

Why Grand Prairie Buyers, Sellers, & Realtors Work with Paragon Pest Control

We’re based in Grand Prairie, and the same team that handles active pest management across DFW performs our WDI inspections. That matters because our technicians understand local construction patterns, the way North Texas clay soils shift and create movement pathways for subterranean termites, and the termite pressures specific to this region. That context shapes what we look for and how we interpret what we find.

Transparent communication is standard practice on every inspection, not an add-on. We explain findings in real time as we move through the property, and again when the report is delivered. We don’t recommend treatments that aren’t warranted, and we don’t pressure clients toward services they don’t need. Our treatment methods reflect ongoing training and field experience in North Texas conditions. Evening and weekend appointments are available so inspection timing can work around closing deadlines without complication.

What the Inspection Covers

We inspect all accessible and unobstructed areas of the structure as required under 4 TAC §7.175. Areas concealed behind wall coverings, stored items, or finished surfaces are outside the scope of a visual inspection and are documented as inaccessible on the SPCS/T-5.

Foundation Types & Clay Soil Conditions

For the slab-on-grade foundations common throughout Grand Prairie and surrounding DFW communities, we focus closely on the foundation perimeter and interior slab edges, where mud tube activity from subterranean termites is most likely to appear. Grand Prairie’s shifting clay soils can accelerate termite movement toward those slab edges, adding complexity that our team accounts for during every inspection.

Older properties with pier-and-beam or crawlspace foundations receive additional attention given the increased accessible surface area.

Target Organisms

Target organisms covered by the inspection include:

  • Subterranean termites (the most common in North Texas, identified by mud tubes along the foundation and framing)
  • Drywood termites (identified by fecal pellets near exit holes rather than mud tubes)
  • Carpenter ants (identified by coarse, sawdust-like frass near crawlspaces or baseboards)
  • Wood-boring beetles (identified by small exit holes and fine, flour-like dust near affected wood)

We also document conducive conditions such as wood rot, moisture-prone areas, and insufficient ventilation that could lead to future infestation, even when no active organisms are present.
